I was pre approved for a home loan from a lender and was trying to get in the Sacramento market while living in the Bay Area. This last winter we had the worst rains in 10 years and commuting from The Bay to Sacramento was a chore! I had a realtor from Rocklin, based on a recommendation from a friend. I didn’t know the area and soon realized the realtor was “too good” to come help me look in South Sacramento. Well, I went on Craigslist and looked at some homes listed there and found one within my price range that was represented by Roy Machado. I put my info in and hit the “submit” button and kept looking. I found another home a few blocks away that was represented by a different agent. Well, 10 minutes later my phone rang and Roy was speaking to me about the home I had originally inquired about – it had already been sold and was pending so that home was out of the question. I explained to him my frustration at my other realtor and that there was a very nice house in the neighborhood that I wanted to look at – the open house was an hour or so away. Roy offered to meet me at the house – hoping, of course, to become my buying agent. Fast forward, I arrived at the home and saw the selling agent was packing up. It was a rainy January day and no one showed up to look at the house that day. Roy met me inside and walked me through the entire buying process. As I was already pre-approved, I felt very strongly about this house and decided we should put an offer in! Turns out, I was under the impression I was the only one who looked at the house but in actuality, over 30 people stopped by! Roy wrote me an offer for the seller that asked for a home warranty, 50% of the closing costs, and $3,000 in concessions, as well as a bunch of repairs. At first, I was outbid the next day, but decided to bid higher. Next thing you know, I won! Roy made sure that I got all of the proper (and optional) inspections done and made sure I only paid for those that I felt comfortable, while educating me on the pros and cons of each one. The inspections helped a lot in providing leverage to the sellers concessions and educating me as a first time home buyer. Roy was thorough and in touch with me throughout the entire process.
